If you are behind on your mortgage or worried you are about to be, the most important thing to know is that foreclosure is not the only outcome, and reaching out early genuinely changes what options are available to you.
Contact Your Servicer Immediately, Not After You're Already Behind
The single biggest mistake homeowners make is avoiding the phone call to their loan servicer out of stress or embarrassment. Servicers have formal hardship programs, and reaching out at the first sign of trouble, even before a missed payment, opens up far more options than waiting until you are several months behind.
Loan Modification
A loan modification permanently changes the terms of your existing loan, adjusting the interest rate, extending the term, or in some cases reducing principal, to make your payment more affordable long term. This is often the strongest option for homeowners facing an ongoing, but not permanent, change in financial circumstances.
Forbearance
Forbearance temporarily pauses or reduces your payments for a defined period, typically used for short-term hardships like a job loss or medical emergency where you expect your financial situation to recover. It is not forgiveness, the paused payments generally need to be repaid through a repayment plan or added to the back of the loan, but it buys real time during a crisis.
Repayment Plan
If you have fallen behind but your financial situation has stabilized, a repayment plan spreads your missed payments across future months on top of your regular payment, allowing you to catch up gradually rather than in one lump sum.
Selling Before Foreclosure
If keeping the home is not realistic given your circumstances, selling before foreclosure, potentially through a short sale if you owe more than the home is worth, protects your credit far more than letting a foreclosure complete. This is a hard decision, but it is a meaningfully better financial outcome than foreclosure in most cases.
Refinancing, If You Still Qualify
If you have not yet missed payments but see trouble coming, refinancing into a lower payment before you fall behind can prevent the situation from ever reaching crisis point. This window closes once you have missed payments and your credit reflects it, which is part of why acting early matters so much.
